Repairing Leaking Courtyard - Toorak Road Apartments, South Yarra

Multi-unit courtyard waterproofing in Melbourne

Problem: Persistent courtyard leaking at Toorak Road apartments

At Schaefer Waterproofing, we specialise in identifying the root cause of courtyard leaking in Melbourne’s high-density apartments. As experienced waterproofing professionals in Melbourne, we often see the devastating impact of aging waterproofing systems. The apartment complex at Toorak Road reached a critical point where both shared and privately owned courtyards began leaking into the adjacent dwellings and the carpark below.

Symptoms identified

  • Non-compliant falls: Water was ponding as the surface was not correctly sloped toward the drains.
  • Internal damage: Water was tracking inside the apartments, resulting in wet corner walls and visible water stains.
  • Efflorescence: White salt deposits (efflorescence) were visible on the courtyard tiles with water marks on the carpark ceiling below.
  • Membrane breakdown: The standing water had caused the original waterproofing to disintegrate.

Urgency factors

If left untreated owners corporations can face:

  • Potential liability issues,
  • Damage to residents dwellings and cars parked underground,
  • Serious concerns regarding the long-term structural integrity of the concrete slab.

Solution: Our proven process for fixing courtyard leaks

To stop further damage, we didn’t just apply a “quick fix.” We performed a remediation to stop water ingress for good and bring the building back to code.

Recommended solution

Remove current tiles and screed, correct fall to drain, repair substrate where necessary, implement strong and durable waterproofing with membrane terminating up the side of the wall.

Our remedial waterproofing process

  1. Demolition: We removed the existing damaged tiles and screed to expose the concrete substrate.
  2. Substrate and hob repair: We identified and rectified structural defects around the apartment hobs (doorway thresholds) that were acting as entry points for water. We thoroughly grinded and cleaned the substrate of the existing membrane and contaminants.
  3. Correcting the fall: We re-installed the floor bedding (screed) with a precise slope (fall) toward the drains to ensure water doesn’t pond.
  4. Advanced membrane application: We utilised a high-performance two-part cementitious membrane and a hydro-epoxy coating to create a bulletproof seal.
  5. Quality testing: We engaged Waterproofing Assurance for customer peace of mind. They conducted a site inspection post waterproofing application to ensure compliance with Australian Standards AS 4654.2-2012.
  6. Final touches: The project was finished with professional tiling using an epoxy grout and high-grade caulking.

Results

This project is a prime example of why hiring specialist waterproofing professionals in Melbourne is essential for high-density living. By correcting the structural falls, we ensured this courtyard leaking issue will not return, protecting the carpark below for years to come.

Long-term benefits

  • Property protection: No risk of water seeping into internal areas, damaging property or cars parked in the basement below.
  • Compliance: All work meets AS 4654.2-2012 standards, protecting the building’s value.
Peace of mind: A durable, multi-layer system designed to withstand Melbourne’s toughest weather.

Additional value delivered

Our commitment to building integrity means we look beyond the surface. During the restoration, our team identified and repaired several structural wall voids at no additional cost. Furthermore, we detected a hidden burst pipe within the wall cavity; by rectifying this immediately, we prevented a secondary source of internal water damage before it could compromise the new waterproofing system.
