Problem

This balcony project on Victoria Street, West Melbourne, presented visible water damage and active water ingress, with moisture finding its way into the bedroom ceiling below. Watermarks and active leaks had become increasingly noticeable, indicating that the issue was not isolated and had been developing for some time.

As is often the case with balcony failures, the visible symptoms were only telling part of the story. Further investigations uncovered the real cause of internal leaks: deteriorated cement floor sheeting.

Solution

Following investigation, it became clear that a surface repair would only treat the symptoms rather than cure the problem. The existing waterproofing system and substrate was entirely deteriorated. As a long-term solution, we recommended complete remediation.

Recommended solution

Our approach involved a complete removal of the failed balcony system. Damaged flooring components were replaced, new waterproofing membranes (liquid and sheet) installed, and internal leaks to the bedroom were eliminated.

Implementation process

Demolition and investigation: Existing balcony tiles and membrane were removed via jackhammering to expose the substrate below. 

Structural repairs: Compromised cement sheet flooring was contributing to the balcony failure. Tyler and his team from Marsden Carpentry replaced the damaged flooring, providing a stable and compliant foundation for the waterproofing system. Tyler confirmed the fall was leading to the box drain.

Waterproofing installation: Substrate was primed using Gripset OP, before installation of Gripset BRW PFN sheet membrane. Gripset Elastoproof Joint Band was used as a bond breaker, and Gripset 38FC was applied to membrane overlaps and upturn detailing to create a continuous waterproof barrier.

Return inspection and detailing: Second inspection ensured all membrane detailing was effective, and additional coats of Gripset 38FC were applied to reinforce critical areas and full coverage.

Tiling and finishing: New tiles and skirting were installed with Mapei Ultracolor grout. The tiling works were completed by Trevor and his team at Sharp Tiling, refreshing the balcony’s aesthetic appearance. 

Final sealing and handover: Tile and grout sealers were applied, followed by caulking to all perimeter joints, movement joints and transitions.

Post-project documentation: Compliance certificates, warranty documentation and a detailed installation report outlining material specifications were provided after completion.

Results

The Victoria Street balcony is now restored to full waterproof integrity. Active leaks into the bedroom below have been eliminated, the structural flooring renewed, and a fully compliant waterproofing system installed to protect the property moving forward too.
